As we head into a new year of new goals, new challenges, and new opportunities, it’s a great time to make sure you’re doing all you can to put your best foot forward in 2019. 1. Overhaul Your Marketing Content
Templates. They’re great, we all use them, but take this opportunity to overhaul the listing descriptions you’ve been using. Make sure you include your amenities and location to stand out among the rest. It’s also a great time to take some new photos. 2. Only Sign the Best Renters
Make it one of your new year’s resolutions to sign the best renters in 2019. The best way to do this is to have strict tenant screening criteria and apply it to each and every prospective renter. And as hard as it can be, it’s critical not to let your emotions get the best of you when you hear a story that tugs at your heartstrings that makes you want to bypass your criteria. If you have trouble removing the human bias from your decision, employ a screening tool that generates results based on your criteria. You can also rest assured that you’ll be compliant with Fair Housing Laws.
3. Keep Renters Happy
Resident Retention is an essential part of property management, especially if you want to keep your occupancy high going into a new year. Many people want to be long-term residents, and will do so if they are treated right, are happy, and have what they need in their rental. Make sure that you’re being responsive, keeping them informed, and maintaining the property. Little perks like embracing email and text forms of communication as well as the ability to pay rent online win big with modern renters who rely on their mobile devices.
