Challenge:Before using AppFolio, Associa lacked the innovative technology they needed to run their business efficiently. Residents had to fill out paper applications and sign their lease in-person, leading to longer turnaround times and higher vacancy rates. In addition, the accounting team had to spend all of their time processing paper payments and manually entering data.
Impact:In January of 2019, Associa started using AppFolio Property Manager PLUS and immediately noticed a difference. A new website built by AppFolio has made it possible for the team to quickly and easily market their vacancies online and for prospective renters to submit applications digitally. As a result, the number of online applications has increased, and the average amount of time it takes to lease a property has dropped from 30 days to 21 days. In addition, residents are now able to pay their rent and submit maintenance requests via AppFolio’s renter portal. With the time-savings from automation, Associa has been able to increase the number of units managed per employee, which has had a meaningful impact on their bottom line.
