AppFolio Property Manager Login Overview

Access AppFolio Property manager with an easy, fast, and secure login system.

Activating your account

An administrator from your Property Management Company will send you an invitation to your email address.

You’ll receive an account activation link in your email. Click Activate Now in the email to complete the setup of your account.

Make sure to use a strong password. It’s required to set up 2 factor authentication (2FA) as well, to further improve the security of your account and prevent unauthorized access.

Set up Two Factor Authentication (2FA)

At AppFolio, we constantly seek ways to limit our customers’ exposure to fraud and security risks. Protecting the security of your account is our topmost priority. Most email providers (like Gmail, Yahoo, and Outlook) use passwords for access. If the password for your primary email service is compromised, it immediately puts your AppFolio account at risk.

To protect your account security, we do not allow customers to use email as their method for two factor authentication when logging in.

AppFolio currently supports 2 factor authentication codes sent to your mobile device. During account activation, you can setup 2FA where you will receive an SMS text message to validate ownership of that number.

You can also set it up at any time by going into your account settings screen and configuring 2FA.

Using Two Factor Authentication (2FA)

If you have 2FA configured, when you access your database, you will be asked to enter an SMS code sent to your device to verify that you are who you say you are.

You can elect to have AppFolio Property Manager to remember you for 30 days, so you don’t have to re-enter a code every time you login. However, if you have access to sensitive financial information, such as bank account information, you will be asked to verify with SMS 2FA every time you login.

Are international numbers supported for 2FA?

Yes. You can select your country code from the dropdown of available countries. We have identified intermittent delivery issues for verification codes sent to users located in China. We are currently working to resolve this.

Can I use Google Voice to receive 2FA codes?

Yes! This is a great option for any customers who are traveling internationally and if your international phone number country code is not currently available in the dropdown of currently-supported countries.

Can I use a landline phone number to request a 2FA code?

Yes, you can use a landline if you select to receive your verification code via phone call. If you selected to receive an authentication code via SMS (text message), then you must input a number capable of receiving text messages.

How do I use phone 2FA while traveling internationally?

If you are traveling, you can use the following options:

  • Enable international roaming to receive SMS and phone calls outside of the United States.

  • Use VoIP services like Google Voice that just require a wi-fi/internet connection. You would receive verification SMS and phone calls via Google Voice iOS/Android App or Google Voice

  • You can add an international phone number to your account temporarily while traveling.

Login to your database

Login here to access your database once your account is activated.

Unified account update

Note: The unified account update will be rolling out starting in December 2025 through early 2026, so your experience may change.

Starting December 2025 through early 2026 we are enabling unified accounts. You’ll need just one password and phone number to log into AppFolio Property Manager to access all of your databases. You’ll no longer need to track a different set of passwords for each database for which you have access.

This unified account, consisting of your unique email address and password, will be shared across all databases.

Accessing more than one database

When you login via the main AppFolio login screen, you’ll be shown a list of databases to which you have access, at which point you can select which one you want to visit.

Once you’re in AppFolio Property Manager, you can switch databases by going to the account menu in the top right of the main navigation and selecting another database.

If you’re invited to another database, instead of going through your initial account activation process, you’ll simply be granted access once you accept the invitation in your email inbox.

FAQs / Troubleshooting

Resolving 2FA conflicts when your account is unified

Note: The unified account update will be rolling out starting in December 2025 through early 2026, so your experience may change.

Starting in December 2025, when your account is unified, and if you have access to multiple databases but have different phone numbers configured for 2FA across those databases, you will be asked to confirm ownership of each of those 2FA phone numbers before you can access AppFolio Property Manager. This is for security purposes to confirm ownership of your account.

You will then be asked to specify one phone number for 2FA for your unified account. From that point forward, that single phone number will be used for 2FA when you login to any database.

In order to avoid any potential issues, please log in to each database to which you have access and change your 2FA phone number to be consistent across databases. This would prevent any 2FA conflict issues, and would be especially useful if you no longer have access to an old mobile number.

If you no longer have access to your mobile device used for 2FA

In the event you are no longer able to access SMS text messages sent to the mobile number configured for your account’s 2FA, you can reset your phone number via the following methods: 

If you have access to only one database: 

Contact an administrator at your company and ask them to reset your phone number using the process outlined in this Help Center article (login required – you can send them the link if you can not login).

If you have access to multiple databases:
