What’s new in AppFolio: Fall 2022

We recently hosted our 10th annual AppFolio Customer Conference, where over 800 of our users joined us to gain fresh perspectives on the market and get a first-hand look into the innovations we’ve developed. With the help of feedback we received through our product suggestion boards and hearing directly from our customers about their biggest pain points, we were able to develop innovative solutions and products so that your business can adapt to change, grow, and stay successful.

Report Builder

Being able to easily create reports is critical for your business to continue to make sound business decisions. Report Builder gives you the ability to combine AppFolio reports to build custom views specific to your organization’s reporting requirements and save them for future reference. We couldn’t be more excited that this tool provides a seamless, centralized way for you to report on and share insights with your key stakeholders and compare financial reports across time periods. As we continue to build upon Report Builder, it's our goal for it to support owner packets, scheduled reports, and more.

Automated Management Fees

The manual process of calculating and collecting management fees each month is time-consuming and error-prone, and it can be even more taxing if you are managing many different units and properties simultaneously. By automating the management fee process, you no longer have to manually calculate or create management fee bills, ensuring you collect your fees accurately and on time each month. 

No matter the size or portfolio type, you can set up automated recurring charges, along with percentage or flat rate fees, and can pre-set future rate changes, so you can eliminate the busywork and frustration that comes with completing this task. We know you’ll make great use of this “set it and forget it” feature, as it establishes consistency with your team and owners.

The new work order experience makes it easier to find and manage your work orders within AppFolio. As you navigate the main page, you can now expand each row, see more details, quickly perform actions, or select work orders to perform bulk actions. Bulk Violations for Mailing Service

In just a few clicks, our Mailing Service helps keep homeowners informed and streamlines your mailing process by printing, stuffing, and mailing letters and violations on your behalf. Our enhancement to this offering now allows you to process and send violation letters in bulk, giving you more time to focus on higher-level tasks. FolioGuard™

FolioGuard™ is a collection of comprehensive, best-in-class risk mitigation products for residents and property managers that includes FolioGuard™ Smart Ensure, FolioGuard™ Security Deposit Alternative powered by Obligo, and access to Renters Insurance. 

Formerly known as the Liability to Landlord Insurance Program, Smart Ensure automatically helps to make sure that units with an insurance requirement have coverage, starting from the day a resident moves in. Manually tracking insurance policies and coverage dates across your portfolio can be a huge headache, and this tool alleviates that frustration, enabling you to maximize insurance coverage at no additional cost to you.

Our new Security Deposit Alternative powered by Obligo offers renters financial flexibility while keeping them accountable for damages. Instead of paying a large security deposit at move-in, residents can hold onto their deposit money and instead pay a small fee to use the alternative service. At move-out, property managers submit charges the same way they would with a cash deposit. Obligo then pays property managers immediately for any charges assessed, up to the full deposit amount, and initiates an interest-free repayment plan for the resident.
