The New #1 Threat:
Occupancy Pressure

Heading into 2026, the landscape of challenges has shifted. Rising vacancies have emerged as the top threat for property managers, overtaking other operational concerns. To combat this, 86% of respondents are actively implementing strategies focused on improving the resident experience.

While the intent is there, the execution varies. For example, while most managers are offering more services, high-demand options like security deposit alternatives are still underutilized.

The AI Advantage Is Quantifiable

Artificial Intelligence is no longer a futuristic concept; it’s a current reality. Adoption is accelerating, with 44% of all respondents now using AI in their roles—a 29% increase year-over-year.

But the most compelling finding isn't just about adoption; it's about growth.

The "Service Gap": A Massive Opportunity to Stand Out

One of the report’s most eye-opening sections analyzes the gap between what residents want and what property managers currently offer. Bridging this gap represents a massive competitive advantage.

Security Deposit Alternatives (SDAs)

Only 29% of managers offer SDAs, yet 65% of residents say this service is important when evaluating a new lease.

Resident Benefits Packages (RBPs)

While 71% of residents value RBPs, only 22% of property managers currently offer them.

Forward-thinking property managers can use these tools not only to drive revenue but also to drastically reduce move-in friction — a top frustration for both staff and residents.

Fraud Is Prevalent
(and Costly)

As digital leasing accelerates, so does sophistication in fraud. More than 50% of property managers report experiencing rental application fraud in the last 12 months.

Seventy-two percent of respondents agree that this fraud has a negative impact on company performance.

Despite this, confidence in applicant documentation remains paradoxically high, suggesting many businesses may be underestimating their risk exposure.

Reasons for Optimism

Despite these challenges, the industry outlook is bright. Eighty-one percent of property managers remain optimistic about the state of their business, and 77% expect to add new units in 2026.
