“I don’t see how you run a successful management company with a large investor base and not use something like AppFolio.”
Nate Schloss has been investing since he was 13. For most of his career, it was in the stock market. After building and selling a payment technology company, he had capital to deploy and a clear plan: Get into real estate without taking on the day-to-day work of managing it. That made the limited partner (LP) role a natural fit.

“The Investor Portal shows you exactly what you have. What percentage of the asset you own, what your original contribution was. You can see all the metrics of the investment right on the dashboard. For me, that’s very helpful.”

The companies that are fastidious about putting every document and update in AppFolio are ones where I don't have to bug them for the mundane administrative things. I can save my questions for what actually matters.”

“Everything is snail mail. We get a quarterly packet with the investment report, and your physical check is stapled to it. I’ve said, ‘Hey, can we get with the times here? This is tough.’ His investments are great, but there’s no resource to revert back to. Any time you need anything, you have to make contact with a person and do everything long-hand. It is harder when you don’t have a resource like AppFolio.”

Nate works backward from the end goal. For most operators, that goal is growth: more deals, larger syndications, more capital, and a broader network of LPs. But scaling a fund requires scaling investor trust. “Once you want to run something at scale, you have to employ efficiencies. If you don’t, you either fail because you can’t scale, or you scale into chaos and your investors want to stop working with you because you’re a disaster to deal with. I don’t see how you run a successful management company with a large investor base and not use a solution like AppFolio. It’s either going to cripple your operation or you’ll constantly be living in chaos.”
