When you have multiple units with similar charges each month, such as utility charges, you can create tenant charges in bulk by uploading a pre-formatted spreadsheet with charge details into your AppFolio Property Manager database. Simply download the template to your computer and fill our charge amounts per unit, or send the spreadsheet to your utility company to fill out with charge amounts on your behalf.
Once the spreadsheet is completed it can be uploaded directly to AppFolio. All of the charges entered on the spreadsheet will be automatically created as Tenant Charges in your database, saving you time spent on manually entering multiple Tenant Charges.
You no longer need to wait to reconcile CAM once a year due to the time it takes to compile bills and calculate the amount tenants are responsible for based on their lease terms. AppFolio gives you the ability to set a key account for holding deposits. Easily manage multiple applicants to fill vacancies for future tenancy and move the deposit from a holding account to security deposit account. The holding deposit will reside in escrow until the unit becomes available. The hold deposit may be refunded in full or in part to applicants who do not end up moving into the unit.
AppFolio customers with online payments enabled may select to also enable online payments of security deposits. This reduces the hassle of managing security deposit payments and helps encourage tenants to set up online rent payments.
AppFolio's Late Fee functionality ensures that fees are assessed accurately and on time according to your lease agreements. You can charge late fees globally or by property group; run late fees multiple times; and select an hour (local time) for AppFolio to automatically run the late fee function and post base late fees on the last day of the grace period each month.
The AP Approval feature prohibits a bill from being paid until it is approved by an authorized user. This helps streamline your payables process and prevent unapproved or incorrect bills from being paid in error.
When using AppFolio Property Manager you can define roles that provide different levels of access to your users. Depending on the role, the user has access to view and modify specific items, giving you increased security and control. This allows you to distribute more work to the on-site staff in a controlled and managed environment.

When two factor authentication is enabled, an additional step is added to your regular AppFolio login process on any device. Instead of only entering your email and password, you will be required to enter a verification code received via SMS text message to the mobile phone number of your choice. Even if your email and password are acquired by an unauthorized user, they would not be able to log in without the verification code.
