Whether it’s her family, friends, or the residents she serves, Bonnie is known for her deep commitment to making people feel welcome and right at home. Her journey into property management began in Washington, DC, but her passion for property management led her back to her hometown of Virginia Beach. Her wealth of knowledge has shaped her 33-year career at The Breeden Company.

Founded by Ramon Breeden Jr., The Breeden Company began with a single house and grew into a multifaceted enterprise now consisting of construction developments, commercial properties, and multifamily housing. ​​Driven by high standards, a clear vision for growth, and a determination to thrive for the next generation, Breeden recognized the need to find a new property management technology partner who shared their goal of achieving excellence.

A Vision of Continual Growth

Before switching to AppFolio Property Manager, Bonnie felt as though Breeden’s previous software provider had become outdated and felt like “it was Band-Aided together toward the end.” In the past, their previous solution had served its purpose, but as the company continued to scale and grow, the limitations of that system became increasingly apparent.

“For years, our previous solution did what we needed it to do. But as time went on and our company grew, the system simply didn’t grow with us. Everything was a manual process, and our data wasn’t lining up with the data that was in the system. Our previous provider didn’t have anyone on their team that was forward-thinking. We wanted to move further into technology, update our processes, and experiment with companies who were offering an online experience.”

While visiting the AppFolio booth at the National Apartment Association’s Apartmentalize conference, Breeden had a chance encounter that prompted them to reconsider their options and evaluate AppFolio Property Manager. “We were amazed by the demos they showed us at the conference. A team member’s jaw hit the floor with everything they were seeing, and so the AppFolio team met with us to show us everything during a presentation.”

Already convinced of her own preference, Bonnie nevertheless took a collaborative approach, empowering her team to explore the potential providers, weigh the pros and cons, and ultimately decide which solution would best serve their business. To no surprise, AppFolio was their choice. Residents now enjoy the convenience of submitting maintenance requests, paying rent, and even beginning their leasing journeys entirely online.

“Our residents have a whole new experience. This has opened up the doors of communication for us and our residents. With AppFolio, we achieved 98% of resident portal activation, simplifying payments and boosting NOI. ​​I also didn’t realize AppFolio would help us with online payments — but now, 83% of receivables are automated through AppFolio Property Manager.”

But improving the resident experience doesn’t end there. Bonnie’s love for her fur baby, Honey, greatly influenced Breeden’s pet policy decision to allow residents to have up to three pets. “If you have a family wanting to lease and they have two dogs and a cat, we just couldn’t bear thinking of telling this family, ‘Sorry, we only allow two pets.’ Who could make a decision like that? We decided to allow more than the industry standard of two pets in an apartment, and that has made a big difference in our community.”
