Erfolg is the German word for success — the kind that comes from performance and results. Make that the name of your company, and you have to prove it. Here’s how Sep Wolf, President of Erfolg Properties, does it:
“For our investors, performance means honesty, integrity, and results: being straight with people about how their capital is doing, good news or bad. For our tenants, it means being a responsive, fair landlord who invests in the properties they operate in. For our community, it means being a good steward of the buildings and neighborhoods we’re part of, not just an owner passing through.”
Focusing on commercial real estate, Erfolg Properties is a vertically integrated development, investment management, and property management firm working a deliberately small map: Santa Barbara, Goleta, and the coastal California markets in between. Sep Wolf can drive to every asset the firm owns or manages, and that’s the point. Proximity is what makes the value-add work possible.
But proximity can’t carry the back office. Before Erfolg adopted AppFolio Investment Manager, investor tracking, distributions, and reporting all lived in spreadsheets, and as the portfolio and the investor base grew, so did the manual work behind them, along with the room for error. Promises about success are only as good as the numbers behind them. We sat down with Sep to talk about how AppFolio helps him deliver on his commitments to his investors, tenants, and community.

Sep, who was raised in Santa Cruz and studied at Westmont College, came to real estate by way of a professional soccer career in Germany, then construction management and development. He joined Daketta Pacific as Director of Acquisitions in 2003 and became a partner in 2007. In 2018, he launched Erfolg Properties on that foundation, and the firm has grown through projects such as the Drift Hotel Santa Barbara, The Julia Building, and Hilton Garden Inn Santa Barbara/Goleta. The approach to growth never changed, but the tooling had to.
“Before AppFolio, we were running everything through spreadsheets: investor tracking, distributions, reporting, all of it. As our investor base and portfolio grew, that approach became harder to scale and left more room for manual error.”
Erfolg’s asset manager, Cari, heard about the platform from a friend at AppFolio. The team looked into it, and the fit was clear.
“We needed a system that could keep pace with our growth without adding headcount just to manage the back office.”
Erfolg both owns and manages what it invests in, which means one company is on both ends of every number: the one operating the asset, and the one reporting to the people who financed it. Managing both aspects in separate systems meant reconciling them by hand every cycle and being responsible for whatever slipped through the cracks. Now, with property operations in AppFolio and investor reporting in AppFolio Investment Manager, the two sides sync, and Erfolg works from one current picture instead of two versions of it.
“Having both property management and investment management sides speak to each other, rather than reconciling two disconnected systems, is a real advantage. It cuts down on duplicate work and keeps our data consistent across the business.”

The Drift Hotel Santa Barbara. The Julia Building. Hilton Garden Inn Santa Barbara/Goleta. These are more than line items in Sep’s portfolio — they’re buildings in the neighborhoods he lives in, leased to businesses he knows, and financed by people he sees around town.
“What ties all of them together is the same approach: local ownership, hands-on management, and a long-term view on the community we’re building in.”
An approach that personal can look like it belongs to an earlier era of the business: the kind that runs on handshakes, phone calls, and a filing cabinet. Sep sees it the other way around. Being close to the work is exactly why the technology has to be current: the people who count on him, whether they’re writing checks or signing leases, should never have to wait on him to know where things stand. Erfolg is hands-on and easy to reach, and that combination is deliberate.
“Even though these are personal relationships, people don’t want to wait for a phone call or an email to know how their investment is doing. AppFolio lets us give them accessible, up-to-date information whenever they want it, which actually strengthens the relationship rather than replacing it.”

About 150 people have capital with Erfolg. Many of them are friends, family, or relationships built over years. That’s not an investor base that accepts a quarterly PDF and a callback window. Sep’s investors expect a tech-forward experience, and Erfolg treats that expectation as part of the relationship rather than a replacement for it. Investors can sign in and see current positions, documents, and distributions on their own schedule.
“Ease, accessibility, availability, and transparency — I want our investors to be able to get information when they need it, not have to chase us for it.”
One of them, Nate Schloss, told us what that looks like from the investor’s side.
Distributions and investor tracking used to be managed in spreadsheets, which meant every cycle carried the risk of a formula error nobody caught. Now the calculation and the record live in the same system as the capital that funded them. New syndications run the same way: Erfolg can raise, collect documents, and track status without a parallel filing system to maintain.
“It’s taken the manual work out of distributions and investor tracking that used to live in spreadsheets, so our numbers are more accurate and easier to stand behind. The fundraising aspect for new syndications was also simplified, as well as the document collection and tracking.”

Erfolg was an early adopter of AppFolio Investment Manager, which meant the implementation was a conversation rather than a handoff. That access to support didn’t end at go-live.
“Onboarding was great. AppFolio made it easy: we had contacts who were easily accessible whenever we had questions, which made the transition smooth. It felt collaborative. We were an early adopter of the platform, and the AppFolio team was super responsive to our needs. Whenever we’ve had a question or an issue, we’ve been able to get a real person who actually helps answer the question or find a solution.”
Ask Sep what he likes about this business and he doesn’t start with returns.
“My favorite part of the job is the people: connecting with tenants, investors, and vendors. Real estate is a relationship business at its core. And I love the value-add side of it: taking a property that’s underperforming or overlooked and making it better. Seeing that transformation, and seeing it benefit everyone involved, is what keeps me energized after two decades in this business.”
“Everyone involved” is the central point. An improved building is a better place for the businesses inside it, a stronger asset for the people who funded it, and a better corner for the neighborhood it sits in.
