A passion for people and property management

At a young age, Chelsea got into real estate investments, buying her first fourplex at 27. However, as her portfolio and family grew, it was harder to manage a full-time job in addition to her properties. So she made the leap to start her own property management company — not only to have more flexibility but the freedom to pursue her passions. As a result, she's able to spend more time with her kids and give back to her community.
“I started Do Good Property Management because I wanted to spend more time with my kids while helping people. We're called Do Good Property Management because we're trying to do more than just manage properties; we have created a nonprofit that we donate 5% of our proceeds to called Tomorrow's Adventure Foundation. A solution with room to grow

Starting out, Do Good Property Management only had a handful of units under management, but Chelsea knew that wouldn’t be the case for long. Rather than piece together multiple solutions, she decided it was better to adopt one powerful platform that she could grow into. In the end, this strategy led her to AppFolio Property Manager.

Clear communication is everything in property management. With AppFolio, Chelsea and her team can stay connected to not only their renters but their owners and vendors. Rather than having to return phone calls or knock on doors, they can quickly and efficiently keep everyone informed through mobile communication tools. Chelsea shares:

“We rely on the communication features in AppFolio probably the most. The built-in text messaging and emailing capabilities make it incredibly easy to communicate with our residents. We can also communicate with our owners and our vendors all through the software. And more than that, we have a record of the communication. That might not sound like a big deal, but if things ever get hairy, it turns out it's a very big deal to have a record of all your communication.”

Having a robust accounting system has helped Chelsea simplify processes, save time, and increase accuracy, especially when it comes to tax season. Chelsea explains:
“One of the main workflows AppFolio has saved me time on is accounting, hands down. I would've spent three days getting all of our tax documents together for my accountant, and now I can just print a report and everything is all ready. It has also optimized the process of collecting vendor W-9s and insurance. It is a lot of work to get that stuff together if it's not all in one centralized location. AppFolio gives me the opportunity to attach their W-9s to their profiles, which is a major time-saver. It’s designed for property managers.”

Putting renters and owners first

Today’s renters want to be able to complete tasks on their own from their phones. The on-demand tools in AppFolio help Chelsea and her team provide the kind of customer experience her renters want while eliminating inefficiencies. Chelsea goes into more detail:
“Our residents always tell us how much they like that they can submit maintenance requests. It’s so easy. They can do everything on their phone — all they have to do is take a picture or video of what the problem is and then it automatically goes into our queue so we can get the problem solved quickly. It’s huge because we can update the status on AppFolio and it notifies the resident and the owner at the same time.”
In addition to keeping residents happy, AppFolio helps Chelsea and her team better serve their owners with a single system of record that they can access 24/7. Chelsea shares:
“Our owners really appreciate the owner portal. We have the capability to save all of their statements and all of their tax paperwork. They have one centralized location where they can go in and get anything that they need. It’s great for maintaining transparency and building trust.”
